Fluxton Farm is a delightful sixteenth century Devon longhouse situated in the lovely Otter Valley just south of the country town of Otter St. Mary and only four miles from the sea at Sidmouth. Occupying a sheltered position, the house looks across fields to splendid tree capped hills on the other side of the valley. Most rooms have splendid views.

The house is well set back from an easily navigable country road and there is a large car park. Despite our peace and seclusion, there are many places of interest within easy reach including several National Trust Properties and Fluxton is an ideal touring and walking centre.

We are no longer a working farm, but we keep ducks, chickens and geese and have a lot of cats, most of which were CPL Rescues.

We have eight bedrooms, All are centrally heated. All rooms are en suite except one single. All have tea and coffee making facilities.

Our visitors have two charming sitting rooms, both have colour television and one is no smoking. Our dining room is beamed with a large open log fire and has separate tables.

We take great care and pride on our food, which is of the highest standard with the emphasis on the best English dishes using fresh ingredients and vegetables. We offer a full English breakfast using our own free range eggs.


The house stands in large, pretty, peaceful, lawned gardens giving a tranquil atmosphere. A small clear trout stream flows through the garden which has its own trout pond.

This corner of Devon is a place where life really does move slowly and it is possible to unwind completely. As well as the peace and quiet which is so much a part of Fluxton, we offer a warm welcome and an easy going informal atmosphere, coupled with a high level of care and attention, comfort and delicious food.

Well behaved pets are welcome.

How to find us

A30/A303 from Honiton (M5 junction 29): Take B3174 for Ottery St. Mary. (Daisymount)
A30 from Exeter: Take B3174 for Ottery St. Mary till you reach Kings School, then right for Tipton St. John. Go straight on for approximately 1 1/5 miles, we are on the right.
From A3052: Proceed along A3052 to Bowd Inn which is north and west of Sidmouth. Turn north towards Ottery St. Mary. After about 2 miles turn left to Tipon St. John. Go through the village over the river and follow the road as it bears right. Fluxton is about ½ mile further on the same road on the left.
