As its name implies, Load Brook Cottages was a row of farm worker's cottages dating back to the 18th century. In 1974 it was renovated into a large family house where B&B accommodation has been provided for the last 12 years.

The hamlet of Load Brook is situated in the beautiful Peak District countryside on the Yorkshire/Derbyshire border to the west of Sheffield. Despite being only 6 miles from Sheffield city centre, its peaceful rural setting makes it the perfect location for people visiting the area who prefer an out of town location.
 Access to the Bed & Breakfast accommodation is via its own front door and staircase which ensures privacy at all times. Guests are given a front door key which allows them to come and go as they please.
 All the rooms are spacious and comfortably furnished in a traditional style with king-size beds in the double rooms. Every room has views across the fields and woodlands and has its own TV and tea/coffee making facilities and an en-suite/private bathroom
 Breakfast is available at any time to suit and, on warm summer days, can be served outside in the walled garden. For those with a healthy appetite, a full English breakfast is available but all diets can be catered for. |

| The local pub is in the nearby village of Dungworth and, within a 15 minute drive, there are many other country pubs - most of which serve excellent lunches and evening meals. The 'bright lights' of Sheffield with all its restaurants, theatres, bars and night clubs are only a short taxi ride away. |

| Sheep and horses graze the fields around the house and the woods beyond are home to a wide variety of wildlife. A small lake close to the house is a haven for ducks, moorhens and other wildfowl. |



| Most recently the right-hand end of the row has been converted into a self-contained 3 bedroom/2 bathroom cottage complete with its own kitchen/dining room and spacious sitting room which includes a log burning stove. With ample space for 6 people, it is available for self catering holiday lets and family B&B bookings. |

 Directions:-
Leave the MI at J33 and go into Sheffield. From Sheffield, initially take A61N and then A57 (Glossop). The last buildings as you leave Sheffield on the A57 are the Bell Hagg pub and, opposite, the Valleyside garden centre. About ¾ mile later, take the first right (Rails Road). Go straight across at the cross-roads and continue up Rails Road until you enter Stannington. Immediately after the Stannington road sign, turn left on Reynard Lane. At the T junction, turn left (Upper Gate Road). Follow this road for approx 1½ miles and take the first right turn (signposted Load Brook). Go to the bottom of the hill. As the road bends to the right and you start to go uphill again, the entrance to Load Brook Cottages is on the left by a large tree. There is a sign on the wall. |
